Emma is a co-owner and short term rental specialist. She has over a decade of experience in the property management industry and is an established Superhost on Airbnb. She also is a PhD holder and a former professor at Colorado State University.

What is the difference between STR arbitrage and STR management (aka co-hosting)?
At BEZ Rentals we offer both STR Arbitrage and STR Management Services.
Corporate STR arbitrage involves an STR company leasing properties under its name, paying monthly rent, and then operating the units as short-term rentals. The company assumes all risks and responsibilities while retaining all the profit. Homeowners LOVE renting to STR companies because they essentially get free management services and know their property will be kept in pristine condition because a professional company is dedicated to maintaining 5-star reviews and ensuring the house is in excellent shape for guests.
STR management or co-hosting, on the other hand, entails a partnership between a property owner and an STR company. The owner covers utilities, startup costs, and operational expenses, while the STR company manages all aspects of the rental, including guest communication and operations. In exchange, the STR company receives a percentage of the profit, with the owner keeping the remainder.
